Your Supra Kim Login Page

   frustration  Ok so maybe your are tired of trying to track down agents who have made showing appointments and you don't know if they went in or not?  Perhaps they aren't calling you back to give you the feedback you need to share with your seller?   Well are you a SUPRA key box user?  Are you utilizing your SUPRA KIM LOGIN system?

Not everyone is familiar with it so if I can help one person - great!  First visit your KIM LOGIN PAGE Now Use the menu you to locate your MLS.  Next enter your Key Number  ( on the back of your key pad)  and your  Pin ( code you use to enter listings 4 digits usually) .   Next and very important is to link your key boxes to your Listings.  This is accomplished by choosing Add New Key Box  from the menu on the right under Key box Inventory.   Remember to add your MLS property ID to the Key box so they are linked.  

 * NOTE  It is a good idea to inventory all your Key Boxes then you can just adjust the MLS ID's for various listings.  Also remember to change the ID's when you move your key box to another listing. 

Now visit Activity Reports and click on Showing Value.  You can then view the showing activity on your listing. The report will give you the agent's email address, showing time, showing location, phone number of the agent, and property id.  You can now easily email/call the agent for feedback. 

* Note if the agent has not updated their key the showing may not appear.  Also it usually takes 24 hours for showings to post.

Now if you hate not getting feedback on your listing why not set the example and give feedback on all the listings you've shown?

Simple again on the Activity Report just simply hit the view button on Reminders to Give Feedback and submit your feedback.  Many offices today have automated systems for feedback but not all.  This allows you to ask for , receive, and give feed back on showings.  

The Kim Login System is user friendly and if you haven't taken a few minutes to check it out you might want to ....

I have using this for years.  Great post.  My only grip is our system still has the keys have to be in the cradle overnight to update and part time agents update their keys oh, once a month and then they don't remember showing my house.  UGH!

I have had the Supra System for 5 years.. always knew this was there and never have even logged in.  It was as a last resort thing in case a key went missing or something.  Will need to get more active.  Like the added information for the client.. Shows that we really are ahead of the game in technology.  The new Supra system, which is in debate now in our area to go with it or another, will page you when they are finished with the showing and allows you to change your CBS code each time it is showed... gives you more control..  we will have to see how well that works if that is the systed decided on.

Tammy - thanks for the comments.  Yes it is a pain when the key's are not updated.  Very frustrating - we all need to be considerate of giving feedback don't we!

Shannon - I recently started using this tool more and more, since I was not receiving any response from agents when I called them.  At least I could find out if they showed the listing (as long as they updated their key).  What I also like is it provides several contact phone numbers, the email address, and broker office the agent works for.

Shannon, I have used this since it was made available here and LOVE it. As others said, the only downside is when an agent doesn't put the keypad in the cradle for a while....

Shannon, good post.  What we should know and use but sometimes don't utilize to it's best.  Feedback is even more important in this crazy economic time.

I, too, have utilized this tool for years.  I agree, that we should go back to the once a month update.  Seems senseless to have to repeat the steps everyday.  Think of all the names that would then, come through on our showings!

Shannon - We use our supra all the time.  If we stay up with it and keep the info current it is a valuable tool to track what's going on with our listings!  We really like it for REO - The agents rarely call in advance, having the supra box stops most of the "Secret Agent" showings!

I like using the Supra features.  Unfortunately, many of the agents in our area do not post their phone numbers or email addresses, so we still have to look up their contact information on the MLS for feedback.  I really like the email notification feature that automatically emails you when your listing is shown.

I also make sure that my listing clients know that there is a way to show them (prove to them..if needed) that there was a showing. Also, it provides some measure of security to the client that you as an agent can show them who entered their home and when. I alsways do a printout at the end of the listing/sale for the file too.

Immediately remove all combination boxes - before the sellers learn of the liability of having them on their property - and replace them with Supra electronic boxes

Just got an e-mail from our local board. 

After months of horror stories regarding combination lock boxes, the RAMB Residential Board has voted to initiate a campaign telling sellers they should immediately have any combination lock boxes removed from their property and replaced with Supra electronic boxes.Public Campaign:  The public will be informed of the liability and dangers of combination lock boxes and the security of Supra electronic boxes.  The public campaign will also tell buyers to be sure to work with RAMB MEMBERS who have Supra electronic keys for more access to more properties - and sellers to sell their homes faster.

Agents:  Immediately remove all combination boxes - before the sellers learn of the liability of having them on their property - and replace them with Supra electronic boxes.  This is the official advance notice to RAMB Members before the public campaign begins.

 

Brokers & Managers:  Please contact your agents to make sure they take action ASAP.  This liability must be eliminated for you, your agents and your sellers.

What should we do? Remove all combination boxes ?

I have used it for years too until they just revamped it.  Now it says I can't log in because there is another person with my name.  I think it is me, but how do I convince them????

I just recently signed on to Supra Login to try and find a missing box.  I like Angelica's idea of a print out for the file, great idea.

Quantities of guys have very bad sales because of crisis. Nonetheless, a lot of guys don't really know about link building campaigns stuff. You must not be a search engine optimization professional to make your site better. Link building gurus will aid you. Hence, you will get better ranking guaranteed!

I found it funny (and exciting) that I found your blog just by trying to find the login in page from a friend's computer.  I love the Supra Showing Value feature.  Glad you are promoting it to other agents.
