Open Houses and what really works?

 

                            

So it's Sunday afternoon and you are sitting an Open House.  You have made the decision, prepared your data, prepared your property, so what is really effective?

Everytime I hear the statistic that most buyers don't purchase the home they see when they visit an Open House; I am informed by  friends and business associates the opposite ( they did in fact purchase their place from an open).  Now this is across the board folks, from condo's in Bonita to multi million dollar estates in Great Falls, Virginia. 

As Real Estate Agents we do in fact appreciate the opportunity to meet and make new connections so in that sense an Open can be very useful. ( I personally never do one alone and always have my husband accompany me for safety reasons. I have heard all the horror stories, not looking for more at the moment. )

One innovative tool available to Realtors here in Naples Florida  is our Open House website  Open House Southwest Florida .

Shannon, I treat an ' OPEN" just as floor time.  I try to play the numbers game of making contacts and turning them into clients.  I have sold an open house and gained buyers.  I keep plenty of material in my car sothat when a hole opens up in my schedule it is simple to do an  " OPEN".

Thanks for the response Bill.  I have not yet sold one of my Opens although I have gained some excellent contacts.  I like the idea of using the holes in your schedule...good idea!
